Description

SON ROSSINYOL is a beautiful house in Mallorca - style, with garden and swimming pool. The house is prepared for you to have wonderful holydays at any time during the year.
In winter, between the months of October to May, it is only available for a maximum of 4 people. You can find it with the name SA CASETA DE "SON ROSSINYOL".
Between the months of June to September, it is available for a maximum of 10 people.
2019 - A workshop space for cyclists has been enabled.

Typically Majorcan holiday house, isolated architecture, located in the heart of Mallorca, available for those willing to care for the alien and also they like who care for them.

Travelers have private access to the entire garden, swimming pool, porch and covered parking for 4 cars

* Energy consumption, THE PRICE IS NOT INCLUDED, must be paid before departure. -Electricity: 0,29 € / Kwh. -Gas-oil heating: 1,20 € / l. Upon arrival, you may request a deposit of 300 €, to meet these expenses.

Smoke: Smoking is prohibited inside the house. There are ashtrays abroad, please deposit the cigarette butts in them. 

 A.C.: The air conditioner can not be left on while the tenants are outside the property. 

 B.B.Q.: There is barbecue for the guests. For security reasons, it is only allowed to light fires in the barbecue, using charcoal. From May 1 to October 15, the Balearic Government is prohibited from lighting fires in the field, this is monitored by aircraft and the penalties are considerable. 

 Keys: We will give you three copies of keys to open the door of the house and the barrier of the farm. The supplied keys must be returned on the day of departure. They are not allowed to go beyond the perimeter of the farm, properly fenced and marked, for the guests. 

 Wifi: The password is written in the instruction book. 

 Stove: As a safety measure, the use of the internal stove is not allowed (there is central heating). Bath: Please do not throw anything that can clog the pipes into the toilet. (compresses, tampons, wipes, etc.) Water / 

Electricity: We ask for cooperation to save electricity and water, as it is a scarce product in Mallorca. 

Drinking water: We recommend our guests only use tap water for cooking and personal hygiene. For personal hydration, we recommend bottled water. 

Pool: Civic behavior is expected in the use of the pool, taking care of both personal and collective hygiene measures and extreme security measures. 

Cleaning: In the middle of each week there will do a general cleaning of the house and the bath white towels will be changed. After a week will do another general cleaning, white towels and sheets are changed. Approximately every two days, or as many times as necessary, the garbage is removed and the pool cleaned. 

Coexistence: 

Tenants must not inconvenience any neighbor. Between 23:00 and 08:00, silence is obligatory. Also for the remaining hours, respect for neighbors is essential (loud music, shouting, etc.). 

 The owner or authorized person can access the property at any time, for reasons of inspection, repair or cleaning. It is the responsibility of the adult tenants adequate supervision of minors in order to avoid possible accidents, especially in the pool. 

 Reasons for termination of the rental: 

  • The verified and / or repeated and verified complaints of the neighbors and the neighborhood, regardless of the time of day, give the owner reasons to consider the termination of the lease, and may do so without prior notice. Remember and respect that there are other residents in the area. 
  • The tenant can not have guests without notifying the owner. This is due to the security regulations imposed on all holiday home owners to keep a record of all the guests staying in their facilities. Additional guests must pay the applicable rate for the duration of the stay. 
  • Failure to comply with any of the aforementioned terms will justify the possible termination of the rental without prior notice. In such a case, the tenant must leave the property as soon as possible.

The nearest town, Sineu, 2 km. Where every Wednesday has agricultural and traditional market.

Additional rules

Upon arrival we will ask for the identity document or passport of each of the guests over 16 years old. (to make a photocopy and subsequent verification of the forms) 
Each one must read, fill out and sign three forms: 
1- Informative document of the treatment we perform of your personal data, in compliance with the General Data Protection Regulation (EU) 2016/679 (RGDP) of the European Parliament. 
2- Part of entry of travelers, for police control. Of obligatory fulfillment, for the protection of the citizen security, the prevention and investigation of the terrorism and other serious forms of organized delinquency. If you have provided us with your information in advance, we will fill it out and you must sign it. 
3- Rules of the house 
  •  All guests over 16 years old, must pay the Tourist Stays Tax in Illes Balears. 
  • Fee from 01/05 to 31/10, from 1 to 8 days, 2'00 € / day, from day 9, 1'00 € / day 
  • Fee from 01/11 to 30/04, from 1 to 8 days, 0.50 € / day, from day 9, 0.25 € / day 
  • Children under 16 years of age do not pay taxes.

 House rules: 
  • The reservation holder must be over 25 years old. 
  • Groups are not allowed for parties or comercial events. 
  • The maximum capacity of the house is for 10 people 
  •  Pets are not allowed. 
  •  It is equipped with bedding and three towels per person (sink, bathroom and pool). Do not take our towels to the beach. 
  •  There are no consumer products available by default. It is a country house with the necessary infrastructure as described in the facilities. Kitchen fully equipped. 
 Check in & out: 
  • Check-in from 4:00 p.m. 
  • Check-out before 10: 00 a.m. 
 It is allowed early check-in and late check out whenever possible. Please ask in advance. Additional costs may apply, you can pay by credit card at check-in / out. 
IMPORTANT. Any fine and indirect cost of the sanctions imposed on the property by the authorities, due to the negligence of the tenants on the rules and terms mentioned above, will be charged in full to the tenant. Thank you for reading the rules of the house. If damage occurs to the accommodation, it can be charged up to 1.500€.
